| 1. Location in Town |
Fringe of the town centre, bounded to north by the railway, to the east by a green wedge and to the south by the busy Station Road. Primarily a residential area, with a few commercial buildings interspersed. |
| 2. Vistas/Views |
The railway bridge on Tilmore Road offers views to the Downs including Butser Hill and into the town centre, otherwise most housing has very restricted views of immediate neighbours, except Station Road which looks west to the spire of the Methodist Church and Belvedere Close and North Road which look east to the cemetery and the chapel spire. |
| 3. Landscaping |
There is very limited landscaping with some recent trees planted in Station Road, some newish lawns and trees around Belvedere Close and the green space bordering the eastern boundary. |
| 4. Building Characteristics |
Mostly red-brick two storey late Victorian and Edwardian semi-detached or terrace housing, with some 3 storey along Station Road and Woolner Avenue. Modern 3 storey brick starter homes and flats around Belvedere Close and Balmoral Way and 3 storey Bricknell House. An ugly warehouse type commercial/industrial building in Station Road (South Down House), but a fine idiosyncratic barn selling antiques and garden furniture at corner of North Road. |

| Red-brick, tile roofed with some external plaster/rendering. Conservation Area includes Osborne, Sandringham and Station Roads but little sign that it has had much impact. |

Mostly clay or slate tiles, older houses have high pitched roofs with large attic spaces. Original chimneys, some houses have ornate ridging tiles with decorative end pieces. |

Methodist Church Spire, railway line and open space land to east of North Road, including brook which is hidden by over grown bushes. |

| None noted, but south facing housing offers potential for solar devices. |
| 9. Short summary description of area |
Almost entirely residential, with some limited commercial infilling. Station Road a busy through route into and past the town centre. Limited off -street parking means that the whole area is under huge pressure from residents and commuters (local business/railway) for parking spaces. |

Issues • Parking on streets and verges of Bannerman Road. • Wheelie bins storage • Conservation Area designation • Poor design of recent (last 20 years) infill sites • Future design, management of open space east of North Road (currently inaccessible) • Design and integration of H1 Housing Allocation on land off North Road Recommendations • Parking plan to meet residents’ needs and resolve commuter pressures • Conservation Area Management Plan in consultation with residents • Clear design guidance for future developments, including the Housing Allocation • Wheelie bin storage in Balmoral Drive and surrounding streets • Design, implementation and management plan for the open space to improve access and ensure bio-diversity with an appropriate conservation group
